?? Job Description:

I'm a serious real estate investor actively acquiring 10?50 unit multifamily properties in Texas, and I?m looking for an experienced underwriter who can help me evaluate deals with speed, clarity, and confidence.

This is not a data entry job. I?m looking for someone who knows how to think like an investor and translate raw numbers into actionable insights.

?? What You?ll Do:

Take rent rolls, T12s, OM PDFs, and lender term sheets

Build or plug into your own multifamily underwriting model

Run DSCR, Cap Rate, COC, IRR, breakeven occupancy, exit assumptions

Analyze loan options (agency, SBL, IO, amortized)

Provide a 1-page summary with:

Clear buy or pass recommendation

Risks, upside, red flags

What assumptions were made and why

? Requirements:

Proven experience underwriting multifamily deals in the U.S. (esp. Texas)

Fluent in investor terms: DSCR, Cap Rate, LTV, Cash-on-Cash, Exit Cap, etc.

You have your own Excel/Google Sheets model or can use mine

Bonus: if you?ve worked with Freddie Mac SBL or Fannie Mae loans

Underwriting file (Excel or Google Sheets)

1-page investor summary

Your brief thoughts on debt structure and equity strategy (if asked)
